When I was doing a major project in Houston, Texas, a number of Californians asked me how I could stand the heat and humidity, especially in August.

And then there was the matter of hurricanes and tropical storms. How could I put up with city streets that turned cars into rafts?

I replied that my shirts may have been moist, but I didn’t feel a thing.

I was doing what I loved, consulting, and implementing a unique program that I had developed for producing customer loyalty at a major financial services company.

When I flew in and out of town, it was first-class, and whenever I wished I rented a convertible.

I was paid quite well.

Oh, one more thing. I rented a suite at the luxurious Four Seasons Hotel.

By the month.

Which brings me to my point: Paradise isn’t a place.

It doesn’t have to have swaying palms, azure skies, and tropical drinks shaded by tiny umbrellas.

It’s where you are, providing you find it rewarding. That’s the key.

The weather and other environmental challenges disappear when you’re fully engaged with your life, professionally, personally, or preferably, with both.

Houston rocked.

It will also give him the chance to see that your company has professional and friendly clean-cut crew and that you are a first Class outfit with new equipment and that you can even supply our own water.

Be sure to advise them that you are fully insured with a $2 Million total liability policy and that you comply with all NPDES permits for wash water run off and have a state of the art reclaim system too. After you leave you should have the account, but if not reassure him that; “Matching our service to your company needs and saving you time and money is what we specialize in!” This is exactly how I recommend you go about your fleet sales in your mobile cleaning business. Theme Park Meal Tickets - The Good and The Bad

Whenever you go to a theme park you must resign yourself to paying a premium for even the simplest of meals. At most parks you will pay at least eight dollars or more for a light lunch, and a full dinner style meal including desert will often cost over twenty dollars per person. One of the ways to soften this blow to your participants pocketbooks is to consider purchasing a block of meal tickets for them to use while in the park. Essentially these meal tickets allow your group to get a decent meal without having to bring along extra cash on the trip. The diner goes to one of the participating restaurants in the park, orders his or her food, and then presents the coupon to the cashier and the meal is paid in full. This can be a disadvantage, however, depending on who your group is.

In general, a group of younger students, especially girls, may or may not buy enough food to use up the entire value of the food ticket. For example, if a person order seven dollars worth of food and the ticket cost eight dollars, that extra dollar is usually not refunded. In the same way, however, if you are bringing along the high school football team the tickets may be a great deal, allowing the person to fill up their plate for less than the menu cost. It all depends on your group as to whether using coupons will be worth it for you.

In some parks there is another option, you might be able to purchase gift certificates instead of meal coupons. At Disney parks, for example, you can purchase Disney Dollars when you order your group’s tickets. These Disney Dollars spend in the parks just like real money, and are even valid at Disney Stores across the country. This offers a little more flexibility for your group. If the person spends seven out of ten Disney Dollars for lunch she will get back three dollars in real money that can later be used to buy a bottle of water or a souvenir. Again, it all depends on your group. I personally have had a lot of luck with the gift certificates, but always check with the park before buying as the rules at each park may change.

The big question is why you might even bother with this aspect of the trip. The answer, quite simply, is to make yourself look good. Anything that you can roll into the overall per person cost of the trip will help sell the trip to your participants and their parents. If you put together a six hundred dollar, four night, five day trip in which every meal is paid for in advance you will often appear more competent than if you tell the group that they must pay five hundred each plus carry “enough money for fourteen meals.”

Is Acura Missing the Alternate Fuels Boat?

While parent company Honda continues to bestow all of its hybrid technology on its Honda division vehicles, Acura is doing without any alternate engine sources to power their cars and SUVs. Instead, the division is relying on newer gasoline engines to promote fuel efficiency as well as to lower greenhouse gas emissions. Is Acura doing enough or is Honda’s luxury division missing the boat? Big changes are headed Acura’s way, changes that could enormously overhaul the brand and bring to the market vehicles powered by a variety of alternate fuel sources. Let’s examine exactly what might be Acura’s alternate powerplant offerings at the beginning of the next decade.

Diesel, Biodiesel - Honda got into the diesel market late, but the company’s first offerings are considered to be exceptionally good. Four cylinder powered diesel engines are being developed that will initially appear in select Honda model cars within the next two years. These new engines meet current EPA guidelines and raise the typical fuel mileage of each car by about 30%. Importantly, each engine will be able to run on biodiesel a renewable resource made of ingredients such as soybeans. Acura may get its own diesel aspirated engine soon after the launch of the first diesel powered Honda hits the market.

Ethanol - Unlike American based automakers, Honda has no plans to offer vehicles that can run on E85 technology. E85, consisting of 85% ethanol [usually corn] and 15% straight gasoline has been getting a lot of press attention lately. However, the extreme lack of service stations offering the fuel has kept demand low. Honda has decided to concentrate on next generation hybrid technology instead of branching out to E85.

Hydrogen - Claiming that the first hydrogen powered car will be ready for production within the next 3 or 4 years, some are doubting that Honda will be prepared to make such a move until well after then. Look for Acura to only get a hydrogen powered car several years after the first Honda hydrogen vehicle has been successfully tested in Japan.

Pluggable Hybrid - To extend hybrid fuel economy even further, pluggable hybrid powered vehicles are currently being developed. Acura’s first hybrid may include this technology once Honda readies it for the market. Toyota is readying a similar model and Ford is doing likewise. 100 mpg may be a realistic figure once these vehicles are rolled out.

Natural Gas - A natural gas powered Acura isn’t likely to be produced, simply because Honda is investing in hybrid, diesel, and hydrogen technology above all else. Still, natural gas could be used in future fuel cell vehicles to make hydrogen. Thus, in an indirect way natural gas could power an Acura vehicle of the not-too-distant future.

So, although it would appear that Acura isn’t getting the same alternate fuel technology as the Honda division is at the moment, it would appear that all of that will change in the very near future. This is good news for people who enjoy the Acura brand, but want to see it expand to include options that are environmentally friendly and promote fuel efficiency.

“OWNER WILL FINANCE — FOUR BEDROOM TWO BATH COLONIAL. JEFFERSON PARK”.

We can promise that this will be the first ad that most people call. In fact, more buyers will call this ad than any other ad. The reason is very simple. The words “Will Finance” sends a message to every potential homebuyer. The message is that this house can be bought fairly easy, and there won’t be lots of red tape.

Think about it. Home sellers wanting all cash will eliminate a huge percentage of buyers. Cash buyers are hard to come by. All cash requires most buyers to qualify for a loan. Bank loans are time consuming. They require homebuyers to meet lots of rigid guidelines. Sellers asking for all cash sales actually block people from buying their homes. Those stiff bank qualifications create a sales barrier. Most buyers may have reasonable credit and decent incomes. But the stiff bank requirements stop a lot of buyers in their tracks. However, when you eliminate some of the stiff requirements, the financial obligation of paying for the home is really no problem for a large number of these buyers. You and I ought to be selling to these people, yet the banks are the barriers standing in the way. Owner financing blasts away this barrier.

Let’s review what we have learned so far

The fastest way to sell your home is to offer owner financing. This means you sell your home on contract. Your buyer puts down 10 to 20 percent in cash. They sign a contract that obligates them to pay you the remaining balance over a period of years. Five, ten or maybe fifteen years.

We know what you’re thinking at this point. Your saying to yourself, “you told me you have a method for selling my home fast and that I can get all cash. If I offer owner financing, how will I get all cash?” We’ll answer that question in the following example.

Let’s say someone has a home they want to sell. The house is put up for sale with an all cash price. There is some response from buyers, but most of them are having trouble securing financing. Weeks and months go by without a sale. The home seller starts to feel depressed. One day the home seller receives a phone call. The person introduces himself or herself as a contract buyer. The contract buyer purchases real estate contracts and mortgages for cash. The contract buyer says, “Your home will sell fast if you offer owner financing.” The contract buyer tells the home seller, “If you will structure the contract with the right terms, I will buy the contract from you for CASH a few days after the sale.”

This is how simple it can be to sell your home quickly and get all cash. You offer to sell your home on contract. Pick the best homebuyer and close your sale. A few days later you simply take your contract and sell it for CASH to a contract buyer. Owner financing will instantly multiply the number of eager buyers for your home. It gives you the ability to sell fast, because you’re offering terms rather than requiring all cash.

If you’re in a financial position where you don’t need all cash, a contract can be a great investment. Home sellers usually want to invest the money they get from their home sale. Our reply is, “why not invest in something you already know about?” In this case your own home. You can defer paying taxes on the gain, plus you’ll get a better interest rate than banks pay. You get a nice income secured by your home. You understand it. You know the value of it. If you need to raise cash in the future you can always sell the contract. The homebuyer benefits by getting terms that are favorable. They have cut out the hassles of bank red tape. They have also saved the cost of paying points and loan origination fees.

There are so many ways people can benefit from owner financing. Home sellers can sell a house quickly on their own. Real estate agents can sell listings faster. Owner financing solves problems with homes that don’t qualify for bank loans. For instance, the zoning may not be right or there may be an easement or access problem. We recently visited with a home seller who had a house located on a street that wasn’t paved. The bank wouldn’t loan on that house because of the unpaved street. The sellers offered owner financing, and the house sold immediately. When the sale closed the former owner instantly sold their contract for cash.

Developers and contractors can use owner financing to sell property fast. Raising cash is no problem. Just sell the contracts. Owner financing can solve problems with couples involved in divorce that need to sell a home. When the home sells the contract can be sold for cash. The proceeds can then be divided between the couple. This is something that can be useful to attorneys who handle divorces. It can also work for people dissolving partnerships.

The bottom line is owner financing solves more problems, and gets homes sold faster than any technique we know of. We’ll cover more strategies for selling your home fast in part two of this article.

Clean Air In Scotland?

Clean air in Scotland? As if you were in any doubt about this! You associate Scotland with fresh air, beautiful countryside and friendly people. However, if you are planning a trip to Scotland in 2006, it is quite possible that you will be affected by some new legislation.

The Scottish Parliament passed a law which will affect tourists to Scotland from 26th March 2006. “Smoking will no longer be allowed in the majority of enclosed public places, including workplaces.”

There are very few exemptions to the smoking ban which will affect most public premises, offices, factories and work vehicles. According to the Scottish Executive, it is not enough to ventilate public areas and filter the air; there is a good body of evidence which shows that ventilating the rooms only takes away the smell of the smoke and makes the air appear cleaner. The toxic carcinogens remain in the atmosphere and cause a public health hazard.

The new Law will be enforced by Environmental Health Officers - and there will be a fixed penalty fine of £50 for smoking in no-smoking premises. The person in charge of an establishment who allows colleagues and visitors to smoke could be fined £200.

As a non-smoker, this delights me - particularly as I have watched aunts and uncles succumb to smoking-related diseases.
